Buying or selling in Uxbridge? Know your number first.
I publish the Uxbridge market numbers every month and price from what actually sold, not from asking prices or online estimates. Start with a 15-minute call: what the current numbers say about your move, and what I would do in your position.
Request a 15-minute call
Tell me what you are trying to do. I reply personally, usually the same business day.
Three ways to begin, none of them a sales pitch.
Priced from sold data, marketed like it matters.
How I set your price
- Comparable sales, chosen by hand for size, lot, layout and location, not just postal code.
- Current competition. Buyers compare your home with what is listed today, not last spring's sales.
- This month's Uxbridge market. Inventory, days on market and sale-to-list ratios show who has the leverage.
- Your home. Updates and when they were done, condition, lot, basement and suite potential.
Included when I list your home
- Marketing suite. HD photography, 3D virtual tour, 4K video, drone footage, floor plans, designed materials and a targeted Facebook and Instagram campaign.
- Staging consultation, with coordination of furniture rental or rearrangement and select décor pieces.
- Every service, credit and condition is written into your listing agreement before you sign.

From one of my recent Simcoe County listings. Estimated values are approximate and vary with the property.
Know what it's worth before you offer.
Every offer I help write starts with a written Buyer Decision Brief. Comparable sales are only the first layer. The brief also covers the land under the home, what is changing around it, and how the deal itself should be structured, with my recommendation: proceed, adjust or keep looking.
What the brief covers
- The home. Sold comparables adjusted for size, lot, parking, basement and condition; listing history; cost to own, line by line.
- The land. Zoning, floodplain and conservation limits, municipal services or well and septic, easements flagged for your lawyer.
- What's changing nearby. Development applications, planned roads and transit, council decisions, property tax.
- The deal. The price range the evidence supports, competing listings, conditions, closing date and resale.
Benefits written into your agreement
From first call to a decision, in three steps.
15-minute call
Your goals, timing and budget. I explain how representation works and how I am paid. You get: a clear next step, no obligation.
The numbers, in writing
Sellers get a Market Position Report. Buyers get a Buyer Decision Brief before every offer. You get: evidence, not opinion.
You decide
List, offer, wait, or walk away. Every service, credit and fee is in the agreement before you sign it. You get: a decision made on your net result.

Before you call.
Do you work in Uxbridge full time?
Yes. I am a full-time REALTOR® with Keller Williams Realty Centres, Brokerage. I live in Uxbridge and work across Durham Region and Simcoe County, and Uxbridge is one of the markets I report on every month from MLS® statistics, so the numbers we talk about are current.
What happens on the 15-minute call?
You tell me what you are trying to do and when. I tell you what the current numbers say about it and what I would do in your position. If it makes sense to meet, we book that. If it does not, you leave with a straight answer and no obligation.
Are you a buyer's agent or a listing agent in Uxbridge?
Both. Buyers get a written Buyer Decision Brief before every offer and a benefits package written into the representation agreement. Sellers get a written Market Position Report built on recent Uxbridge sold prices, usually within one business day, and a marketing suite that is included when I list the home.
How are you paid?
It is set out in writing before you sign anything. For sellers, commission is negotiable and in the listing agreement. For buyers, the fee is in the representation agreement; often the seller offers to pay some or all of it, and I check that on every home before you offer.
Start with the numbers, not a pitch.
