Each row compares one sourced figure. There is no total score: you decide which rows matter. A town having the edge on a row says nothing about any particular home.

What this means for you
  • Newmarket's 12-month detached average ($1,136,542) is $349,983, or 24%, lower than Aurora's ($1,486,525).
  • Your $1,100,000 budget is $36,542 under Newmarket's average and $386,525 under Aurora's.
  • Both lean to buyers on the sales-to-new-listings ratio (37% and 34%).
  • Aurora has 5.9 months of inventory compared with Newmarket's 4.5, indicating greater available supply relative to recent sales activity. That may give buyers more negotiating flexibility, but does not mean Aurora has more homes listed or more suitable homes within your budget.
  • Aurora's fastest scheduled morning train to Union is 53 minutes against Newmarket's 62, a 9-minute difference on the timetable, before getting to the station.
  • The trade-off on your priorities: Newmarket on price, Aurora on negotiating room and train time. Which matters more is your call.

These are town-wide averages over 12 months to September 2026. They do not control for lot size, square footage, condition or age, and they describe the market, not any one home.

An average is not a ceiling. Homes of the same type sell well above and below their town's average, so a budget under the average still reaches part of the market. Choosing a town does not choose the home. Not shown yet: how many detached homes sold at or under your budget in each town. That needs sales by price band, planned for a later update once the data is available.

Method and sources

Resale figures

HabiStat MLS® statistics, all associations, monthly resale data for each town and property type. Every figure covers the 12 months to September 2026, the same window as the town reports, and is calculated by the same code. The current partial month is never included.

Average sale price: total dollar volume divided by sales over 12 months. Sales-to-new-listings ratio: sales divided by new listings over 12 months; it compares two flows and does not track individual listings. Under 45% leans to buyers, 45 to 65% is balanced and over 65% leans to sellers, the reference range CREA publishes for the national market; local markets vary, and the bands are a guide, not a verdict. Sales below list: each month's share of sales under asking, weighted by that month's sales. Months of inventory: HabiStat's 3-month measure, active listings against average monthly sales over the last 3 months. It measures supply relative to the sales pace, not how many homes are listed; a town can have more months of inventory and fewer listings. Active listings: the count on September 30, 2026, not live inventory. Where the source gives no count for a property type, the page says "Not available" rather than zero.

Sample sizes

20 or more sales in 12 months: shown normally. 10 to 19: shown with a small-sample flag. Under 10: not shown. These are presentation rules, not proof that a comparison is representative; in a high-priced or varied market even 20 sales can swing widely.

Neighbourhoods

Neighbourhood figures combine all property types. A neighbourhood's mix of detached homes, townhouses and condos can move every measure, so we do not draw negotiating conclusions from them.

Other sources

Housing stock, tenure and population: Statistics Canada, 2021 Census of Population, census subdivision profiles. Boundaries: Statistics Canada 2021 cartographic boundary file. GO rail: Metrolinx GO Transit GTFS schedule, service on Wednesday, October 14, 2026, timetable valid October 5 to November 27, 2026; trains departing 6:00 to 8:59 a.m., direct to Union Station. The schedule is refreshed with each monthly update.

Living in these communities

Each fact is one sentence from the municipality, the transit agency or the conservation authority, with its source linked and the date it was last reviewed. Facts are re-checked at each monthly update.

What this page does not do

It does not rank towns, score them, or recommend one. It does not estimate property taxes, drive times or school attendance. It does not describe the people who live in a town.
