Is Bradford West Gwillimbury a Buyer's or Seller's Market? — September 2026

The cleanest single read on who holds the leverage is the share of new listings that sell. Under 40% is a buyer's market and over 60% is a seller's market. We show it three ways, because one month can swing: the latest month, the last three months and the last twelve.

Hotter means tighter for buyers; cooler means more room. A signal moves only when it changes by a set amount: 5% for sales and listings, 2% for price, 3 points for the ratios, 0.3 months for inventory.

What this means: The market is tightening from the supply side. 4 of the seven signals read hotter than a year ago: sales over the last three months are level (125 against 126) while new listings are down 38.7%, so three-month inventory fell to 4.70 months from 6.57. Price is the one cooler signal: the three-month average is 9.3% lower than a year ago, and 83% of sales still close below list. Fewer sellers, the same number of buyers, and prices that have not yet responded.

Is Now a Good Time to Upgrade in Bradford West Gwillimbury?

A move-up buyer sells and buys in the same market, so what matters is the gap between the two homes, not the level of prices. We track that gap every month back to 2010. Today a detached home costs 31.3% more than a row townhouse, against a long-run median of 35.1%, so the step up is narrower than normal: detached prices have fallen faster than row townhouse prices over the last year. In dollars the gap is $243,354, against $357,550 at its widest in December 2022. Review the full buyer's guide before making your move.

Bradford West Gwillimbury Communities — Where to Buy in 2026

Bradford West Gwillimbury is one main market and two thin ones: Bradford town recorded 444 of 483 sales over the last 12 months, with the rest in the rural area and Bond Head. For adjacent markets, see East Gwillimbury and Newmarket. Rural and Bond Head see only a sale or two in any one month, so the figures below cover the full 12 months to September 2026, which is the shortest window that gives a reliable read.

What is the average home price in Bradford West Gwillimbury in 2026? +
The average home price in Bradford West Gwillimbury in September 2026 was $918,478, with a median sale price of $902,500, −3.0% from $930,000 in September 2025. With about 40 sales a month, one month's average swings with the mix of homes sold, so the steadier measure is the 12-month average: $940,504. Over the last 12 months detached homes averaged $1,020,719, semi-detached homes $801,586 and row townhouses $777,365.
Is Bradford West Gwillimbury a buyer's or seller's market right now? +
Bradford West Gwillimbury is a balanced market as of September 2026. 44% of new listings sold in the month, against 22% a year earlier, and 40 to 60% is the balanced range. Inventory stands at 4.34 months, down from 7.16. Balanced does not mean sellers set the price: 85% of sales over the last 12 months closed below list. Detached homes are still in buyer's territory, with 37% of new listings sold over the year, as are the rural and Bond Head markets.
Will Bradford West Gwillimbury home prices drop further in 2026? +
Prices have not turned yet. The 12-month average price is $940,504, 10.1% lower than a year ago, against a 7.6% annual decline twelve months earlier, and 23.5% below its August 2022 peak. What has changed is supply: over the last three months new listings are 38.7% lower than a year earlier and active listings are 27.9% lower. Tighter supply has to come before firmer prices, and it has arrived; it has not yet shown up in what homes sell for. A sustained turn would show as 50 or more sales a month with inventory at 4.0 months or less.

Communities & Location

What are the best neighbourhoods in Bradford West Gwillimbury? +
The data reports three communities. Bradford town is the market: 444 of 483 sales over the last 12 months, at an average of $913,664. Key subdivisions include Summerlyn Village and Grandview — newer family communities with Highway 400 access and proximity to Bradford GO Station (Barrie Line to Union Station, approximately 60 minutes). Rural Bradford West Gwillimbury recorded 26 sales at an average of $1,292,019, and Bond Head 13 sales at $1,154,154; both are thin markets where each property should be judged on its own recent comparables.
How does Bradford West Gwillimbury compare to York Region towns? +
Bradford sits in Simcoe County rather than York Region proper, giving buyers access to more land and newer subdivision stock while maintaining GO rail access and 400-series highway commuting options to Toronto. The 12-month average price in Bradford West Gwillimbury is $940,504, and $1,020,719 for a detached home. Buying, Selling & Renting

Is now a good time to buy a home in Bradford West Gwillimbury? +
For qualified buyers with stable employment and a five-year horizon, the numbers are reasonable on both sides. The 12-month average price is 23.5% below its 2022 peak, 85% of sales closed below list price over the last year, and the median sale closed at 97.9% of its list price. The window is narrower than it was: active listings are 27.9% lower than a year ago and inventory is 4.34 months against 7.16. Detached and rural buyers still have time; row townhouses and semis in Bradford have under three months of inventory. The right time depends on your employment stability and down payment.
How much do I need for a down payment on a Bradford West Gwillimbury home? +
For homes priced under $1,500,000, insured financing is available with a minimum down payment of 5% on the first $500,000 and 10% on the remainder. On a detached home at the 12-month average of $1,020,719, that is a minimum of about $77,100; on a row townhouse at $777,365, about $52,700. Homes at $1,500,000 or more require at least 20% down. Lenders must also qualify you at the higher of your contract rate plus 2% or 5.25%, so a mortgage pre-approval is essential. Gold: recovery test met. Charcoal: caution (sales under 40, or inventory over 5 months). Pale: in between.

✓ Signs of a Floor

Inventory at 4.0 months or less while sales hold at 50 or more through the fall. Last year sales were 51 in October and 44 in November, so matching those levels against this year's smaller supply would tighten the market further. Then watch price: the 12-month average has to stop falling faster than it did a year ago.

✗ Signs of Further Softening

Sales below 40 a month before December, or inventory back above 5.0 months. The 12-month average price is falling 10.1% a year, against 7.6% a year ago; if listings return in the spring before that rate improves, the correction has further to run. The Bank of Canada's next rate decision is October 28.

How the Reads Are Made

Market phase compares the latest three months with the same three months a year earlier and tags each signal hotter, cooler or steady by a fixed threshold. The balance meter treats under 40% of new listings selling as a buyer's market and over 60% as a seller's market. These are rules applied to the data, not forecasts.

Limitations

Figures by property type or neighbourhood rest on smaller samples and can move with the mix of homes sold, which is why they are shown over 12 months. Average rents cover leases through the MLS® only. All data is subject to revision.
