Absolutely. Many of my clients start with zero properties and zero experience. I walk you through every step — from choosing the right strategy and market, to analyzing deals, making offers, and managing tenants. How do you analyze a deal differently than other agents?

Most agents look at comps and listing prices. I build a full pro forma — purchase price, financing structure, projected rents, realistic expenses, vacancy reserves, cash flow, cap rate, and exit strategy. Every number is conservative and defensible. You can also run your own analysis using the Investment Deal Analyzer on my website.

What areas do you recommend for investment right now?

It depends on your strategy and risk tolerance. For cash flow, Simcoe County markets like Barrie and Innisfil offer strong cap rates. For appreciation plus rental income, York Region communities like Newmarket, Aurora, and Bradford West Gwillimbury are growing rapidly. Do you source deals beyond what's listed on MLS?

I actively look for opportunities through MLS, my local network, direct outreach to property owners, and relationships with other investors. When I find something that fits your criteria — whether it's publicly listed or not — I bring it to you with a full analysis. When a deal hits the market, I move fast and bring the numbers with me.

Can you help with BRRRR or value-add strategies?

BRRRR and value-add are core to my own investment strategy — I don't just recommend them, I use them. I can help you identify underperforming properties, estimate renovation costs, project after-repair value, and connect you with contractors, appraisers, and lenders who understand investor refinances. Ontario's Bill 23 and the Provincial Planning Statement 2024 have created new conversion and intensification opportunities worth exploring.

What kind of returns should I expect?

Every market and property is different, and I won't promise specific returns — that would be irresponsible. What I will do is show you conservative, defensible projections on every deal using real rent comps, real expense data, and realistic vacancy assumptions. Do you work with out-of-town investors?

Yes. I work with investors from across Ontario, other provinces, and internationally. For remote investors, I provide full deal packages (pro formas, photos, video walkthroughs, neighbourhood assessments), connect you with local property managers, and handle the acquisition process from start to finish. You don't need to be local to invest locally.

What about the current market — is it still a good time to invest?

There's always opportunity in real estate — it's about knowing where to look and running the right numbers.
